Location remains one of the biggest influences, yet even within the same suburb there can be meaningful differences. Street appeal, position, noise, access to schools, transport and walkability all affect how buyers assess a home. Property type matters too. A renovated cottage and an unrenovated one may sit on similar land, but buyers will not judge them the same way because condition changes both appeal and perceived cost after purchase.

Recent comparable sales are another major influence, but they must be genuinely comparable to be useful. A nearby sale only helps if the home offered similar land, layout, condition and buyer appeal. This is where many owners get caught out. They compare their property with the best result in the suburb without accounting for renovation quality, parking, aspect or usable outdoor space. Buyers do not buy by postcode alone. They compare the full package. Strong evidence should always consider what buyers had as alternatives at the time those comparable properties sold.

Presentation and timing also play a bigger role than many expect. A property that launches clean, well-styled and professionally photographed can attract stronger early attention than the same property presented poorly. That increased competition can influence final price. Timing matters because buyer confidence and stock levels change through the year. A well-presented home in a market with limited supply may outperform expectation, while an average campaign in a crowded market may struggle even if the broader suburb appears strong. Value is never completely separate from how the property is taken to market.

Finally, the selling method and the quality of the campaign affect where the result lands within the likely value range. A home can be worth one figure on paper and still sell below that if it is over-priced, under-marketed or poorly negotiated. Equally, a strong strategy can bring out the top end of buyer demand. True value is not a fixed number pulled from a report. It is the point where the market sees enough appeal, confidence and competition to act. That is why local advice, evidence and strategy matter so much.

Before committing to a price position, ask for a written breakdown of the evidence behind it and compare that with the homes buyers are choosing from right now. A realistic strategy does not mean aiming low. It means starting where the market will engage so your campaign has room to build. Sellers who treat pricing as an evidence-based decision rather than a personal target usually make stronger choices and protect their final result.
