Signboards still matter for local visibility and can capture buyers already researching the area. If the property has broad lifestyle appeal, video can help communicate elements that still images miss, such as space, movement and atmosphere. Marketing should never be chosen by habit alone. It should be built around how likely buyers are searching and deciding.

Timing and sequencing also matter. The launch should feel deliberate, not pieced together. Photos, price strategy, advertising copy and inspection schedule need to align so the first two weeks generate maximum impact. Buyer follow-up is a critical part of the campaign as well. Strong marketing is wasted if inspection attendees are not contacted properly, feedback is not gathered and questions are not handled quickly. Sellers often think of marketing as only what the public sees, but much of the campaign’s effectiveness depends on what happens behind the scenes after buyers engage.

A good campaign should therefore include both visible promotion and disciplined execution. It should present the home well, reach the right audience and create a clear process for managing enquiry and feedback. More advertising does not always mean better marketing. What matters is whether the campaign helps good buyers find the property, understand its value and feel enough urgency to act. The best marketing supports strategy. It does not replace it.
