How to Work Out What You Can Really Afford to Buy

Working out what you can afford is not the same as finding out what a bank may lend. The safer approach starts with your own cash flow, because you have to live with the repayments long after the excitement of the purchase has passed.

Start with start from repayments not headline loan amount. Monthly repayment estimates are useful, but buyers should test them against normal spending, future plans and how much breathing room they want each month. A property should fit your life, not consume it.

You then need to allow for rates, insurance and maintenance. Home ownership includes more than the mortgage. For apartments and townhouses, factor body corporate or strata costs where relevant must also be included.

It is also smart to leave room for interest rate changes. Many buyers make sound decisions simply by buying slightly below their theoretical maximum. That extra margin can reduce stress, preserve savings and give you flexibility if your circumstances change.

In practice, affordability should protect your lifestyle and cash flow. When your budget still feels workable after you include all of those factors, you are far more likely to buy with confidence rather than pressure.

The right budget is the one that allows you to own the property well, not just secure it. If repayments, costs and a realistic safety margin all fit together without strain, your decision is much more likely to age well. That is a better test of affordability than any headline figure a lender or online calculator might produce.

That is also why the best buying decisions tend to feel logical before they feel exciting. When the fundamentals are sound, you do not need to talk yourself into the purchase. The property will stand up to scrutiny on price, suitability and future livability, which is a far better sign than a short burst of urgency or fear of missing out.
